SALES ACHIEVEMENT AWARD 2023

Attended our annual awards breakfast today and was thrilled to accept my 5th consecutive Sales Achievement Award. I have also been advised I made the Medallion Club at the REBGV which puts me in the top 1,500 of 15,000 Realtors. When I started this journey 12 years ago, my goal was to work hard everyday, provide the best possible service to my clients and be successful in this business. I passionately carry this same desire into 2024! A huge thanks to all my cherished clients, friends and family for your continued support, repeat business and referrals, and continuing to trust me as your real estate expert!


PROPERTY ASSESSMENTS 2024

2024 Property Assesments are out! Some of you will see modest increases, some modest decreases and some will be about the same. Remember that this valuation is a snapshot of what was happening in the market as of July 1, 2023. Prices started to decline in August and have been modestly declining since and remember these assessments are not an accurate predictor of current market sales. Your property taxes may or may not increase depending on the annual mill rate established by your municipality and how the value of your property has changed in relation to your neighbors. Sorry taxes rarely ever go down! Not happy with your assessment? You have until January 31 to file an appeal.

NEWS (AS OF JAN 2023)

Home Buyer Recission Period (HBRP)?

Introduced in January 2023, this is a mandatory 3 business day period whereby a Buyer can pull out of their residential Contract by serving written notice for ANY REASON. If a Buyer does choose to rescind, there is a mandatory penalty of 0.25% of the Purchase Price which is forfeited to the Seller as compensation.

Can foreign buyers still acquire residential real estate in Canada?

As of January 2023, the federal government has imposed a 2-year ban on foreigners acquiring residential real estate in all of Canada.

There are some considerable exemptions such as foreign students awaiting their PRs, those with work permits, foreign diplomats and those with Indian Act status.

Commercial real estate is exempt as are certain geographical areas outside the major metropolitan areas.

What the recent changes in strata property rules?

In November 2022, the BC Government amended legislation to no longer allow strata corporations to limit the number of rentals in the complex. Stratas are still allowed to restrict against short term rentals which is typically rental periods of 30 days or lessAnother major change was to eliminate most age restrictions. The only legitimate one remaining is a 55+ designation.  Some of these “senior oriented” buildings will require all occupants to be 55+ and some may require only one resident to be 55+.

Little excerpts from the March report from REBGV (Real Estate Board of Greater Vancouver),

“Metro Vancouver home sales dipped to the lowest levels seen in March in more than three decades……, Housing demand today isn’t aligning with our growing economy and low unemployment rates. The market trends we’re seeing are largely policy induced. For three years, governments at all levels have imposed new taxes and borrowing requirements on to the housing market. What policy makers are failing to recognize is that demand-side measures don’t eliminate demand, they sideline potential home buyers in the short term. That demand is ultimately satisfied down the line because shelter needs don’t go away.”

There is so much gloom and doom in the media regarding the Real Estate market. However it is very important to see some of the positive trends that would help savvy buyers and sellers.

1, Despite the drop in the number of sales in general, desirable homes have been sold pretty quickly. There are more people out there looking, but many are hesitant to jump the gun and put in an offer. That means you could get a great deal on a home, granted that your Real Estate agent has done his/ her due diligence to find the right value for the property. For example, if you look at some of the homes sold in Vancouver East, many were only on the market for less than 10 days.

2, Prime rate has been cut and now it is expected to stay the same for the rest of the year. Back in January, there was a speculation that there will be several rate hikes this year. It seems like that is no longer the case. If you are a buyer, that means it is a great time to buy.

3, It is best time to upsize or move into a more desirable neighbourhood. Some savvy buyer was just able to buy a single family home on the west side of Vancouver for less than $1.9m. A year ago, that would have been unthinkable. Let me help you find a great bargain.
